AgentJeff for Residential GTA Realtors — A CRM Built for Your Market
Built for residential GTA realtors: FINTRAC drafts, CMA on demand, WhatsApp lead reply, RECO-aware compliance — for solo and small-team agents. $79/mo flat.
If you’re a residential GTA realtor — solo or a small team, 12+ deals a year, RECO-licensed, mostly working Toronto / Mississauga / Brampton / Markham / Vaughan / Richmond Hill / GTA edge cities — you’re operating in the most competitive realtor market in Canada. The CRM landscape was built mostly for US realtors. The Canadian pieces — FINTRAC, OREA forms, RECO retention, TRREB workflow — were added later, if at all.
AgentJeff was built the other way around: Canadian compliance first, lead-generation tools layered on.
What it does for a residential GTA realtor
- Drafts FINTRAC ID requests on Sunday night. Every firm deal closing this week, every client missing ID, drafted and ready for your approval Monday morning.
- Pulls a CMA in 3 minutes when a buyer or seller asks. Three comps within 0.5 km, suggested price with confidence range, draft delivered to your CMA inbox.
- Coordinates showings between buyer, listing agent, and you — books the slot, sends the address + lockbox, confirms 90 minutes before. You don’t touch it after the buyer asks for a showing.
- Replies to WhatsApp inquiries in seconds, in your voice. Qualifies the buyer (budget, timeline, financing pre-approval). Books the showing if appropriate. Escalates to you when they’re serious.
- Tracks RECO compliance. Designated record retention, trust-account flagging, brokerage audit trail. Your records survive a RECO inspection without you scrambling.
- 24/7 AI sidekick. Chat with your CRM. “Pull all my GTA pre-construction leads from the last 90 days. Who hasn’t replied since the open house Saturday? Draft a follow-up to each.”
A typical GTA-realtor day
6:47 AM — You scan your phone. AgentJeff’s sidekick has a one-line summary: “3 leads overnight (1 Mississauga, 2 Brampton). Mississauga lead asked about 142 Birchwood — I sent the listing + booked a Sat showing. Brampton leads are pre-construction inquiries, qualified, waiting for your call back this morning.”
9:30 AM — At a client meeting. Your buyer asks: “What about the new build on Hurontario? Could you send me a quick number?” You message AgentJeff: “Pull a CMA for the Hurontario pre-con, range $1.1–1.3M.” By the time you finish your coffee, the CMA’s in your CMA inbox, ready to review.
3:15 PM — A new lead messages your business WhatsApp: “Is the 5-bed on Cedar Crescent still available?” AgentJeff replies in seconds, sends the listing details, asks about pre-approval status and timeline. The lead replies; AgentJeff books a showing Saturday at 11 AM. You see the conversation transcript at the end of the day.
8 PM Sunday — Your week-ahead summary lands: “Three closings: Mehta (Fri), Chen (Wed), Park (Thu). Mehta and Chen missing FINTRAC ID — drafts in your inbox ready to send. Cedar Crescent showing Saturday confirmed. CMA for Birchwood completed. Want me to send the FINTRAC drafts now?”
You reply Yes, send Mehta. Hold Chen. — and Sunday admin is done.
The math for a 30-deal-a-year solo agent
Reclaiming 5 hours a week is conservative. The follow-up gap alone (the single most expensive thing in residential GTA realty) typically costs solo agents 1–2 deals/year. At GTA average commission ($15–25K per side), that’s $20–40K of lost income — annually.
AgentJeff’s founder pricing is $79 CAD/mo, locked for life. One recovered deal in five years pays for the subscription for life.
What it doesn’t do yet (honest list)
- TRREB / ITSO direct integration is planned Q3 2026. Today CMA comps come from your brokerage’s MLS export.
- Lone Wolf / Brokermint accounting integration is on the roadmap.
- Investor-only or commercial-only workflows. Different pain set; today AgentJeff is residential-first.
- Bilingual French. Q2 2026. The conversation engine handles French input today, but email templates are English-first.
- OREA form auto-fill. Today AgentJeff knows where each form fits in the deal lifecycle but doesn’t auto-populate fields. Auto-fill is on the roadmap.
When AgentJeff fits a GTA realtor
You’re a fit if most of these are true:
- You’re a solo or small-team residential agent (≤5 agents) in the GTA.
- You’re closing 12+ deals a year.
- You feel the FINTRAC + CMA + showings admin tax.
- A meaningful share of your buyer interaction happens on WhatsApp.
- You want your data on Canadian infrastructure.
You’re not a fit if:
- You’re on a 50+ agent team with shared admin staff.
- You only do investor or commercial work.
- You’re already deeply embedded in Follow Up Boss / Chime / kvCORE and your workflow works.
- You’re inactive or dormant on your RECO licence.
How to start
Book a 30-minute demo on WhatsApp. The demo runs through AgentMax (our WhatsApp booking agent), so the first 30 seconds is “so… this is exactly the experience your leads would have when they DM you Saturday night.”
FAQ
Will it integrate with TRREB?
Not today. Planned for Q3 2026. Today CMA comps come from your brokerage’s MLS export. We’re working through the TRREB integration partnership process — not a quick path.
Is this only for the GTA?
No. AgentJeff works for solo realtors anywhere in Ontario (and structurally elsewhere in Canada, with the caveat that regional MLS-board workflows differ). This landing page is GTA-specific because the GTA’s where the bulk of our wait-list lives.
What about pre-construction?
AgentJeff handles pre-construction lead intake and inquiry routing well. The complication for pre-con is the multi-month timeline; AgentJeff supports long-tail follow-up sequences but you’ll want to think through your nurture strategy with us during onboarding.
Setup time?
Typically 3–7 days. The variable is WhatsApp Business verification through Meta (1–5 business days). Everything else — calendar wiring, brokerage info, FINTRAC routing, tone customization — is a 30–60 minute call.
